This study examines the impact of lender’s exposure to high temperatures on mortgage lending in India. The finding reveals that every additional one day with the temperature above 35 °C can lower interest rates by around two basis points compared to cooler days (≤ 20 °C). The lower rates are disproportionately offered to males and borrowers in non-redline areas. Borrowers who get mortgages approved on hotter days, especially males and general caste ones, are more likely to be delinquent. The heat-induced underpriced loans are primarily explained by a behavioral channel and are more pronounced after India’s shift to a more transparent interest rate scheme. We show that higher air conditioning adoption can mitigate the heat effect.
演讲人简介:
Dr. Changwei Zhan is an Assistant Professor in Real Estate at the University of Hong Kong (HKU). His research interests include Urban and Environmental Economics, Real Estate, Household Finance, and Sustainability. Changwei primarily aims to understand the relationships between climate change threats, human communities, and asset markets through his research. His work has been published in leading journals such as Journal of Public Economics, Regional Science and Urban Economics, Journal of Real Estate Finance and Economics (forthcoming), and JAMA Network Open. Before joining HKU, Changwei received his Ph.D. from the National University of Singapore (NUS) and worked as a Research Fellow at the NUS Institute of Real Estate and Urban Studies.
